Edinburgh Home Demonstrator

Granton D1, Edinburgh

The Granton Waterfront Regeneration Framework is one of the largest, residential-led regeneration projects in the UK.

Over the next ten years, the City of Edinburgh Council will invest £1.3bn into the creation of 3,500 net zero homes to create a new, coastal community.

Granton D1 comprises 75 homes (and 5 commercial premises) and forms part of the waterfront masterplan, however, its importance extends much wider than the confines of northwest Edinburgh as it is the first ‘pilot’ development of the Edinburgh Home Demonstrator (EHD) initiative, a collaboration between local and national government, academia, and the construction industry that is testing a new model for designing, procuring and delivering new homes in the Edinburgh and Southeast Scotland City Region Deal. In short, the delivery of Granton D1 and the post-occupancy analysis that will be undertaken by Edinburgh Napier Univesity upon its completion will help to inform future strategy for EHD prts and for affordable, net zero housing in Scotland.

To reach ‘net zero carbon’, the development places emphasis on the building fabric whereby airtightness is drastically improved to reduce heat loss and thus, lower energy demand. This is achieved by utilising CCG (Scotland)’s enhanced, offsite manufactured closed panel timber system that is integrated with low U-value components such as triple-glazed windows and enhanced door sets.

The energy strategy is also crucial and is entirely renewable with a bespoke energy centre located within the site that will host a cASHP (Combined Air Source Heat Pump) systems and two WASHP (Water Source Heat Pump) systems. Working similarly to a conventional district heating network, the system will connect to an insulated pipe network that will then feed each of the flatted blocks and individual HIU (Heat Interface Units) that will connect to instantaneous sources of heating and hot water in each dwelling.

Solar PV panel systems will be installed atop each of the flatted blocks, connected individually to each dwelling, and where net zero carbon cannot be achieved, offsetting measures will be in place.

  • Diversion of gas out with the site boundary

  • Installation of 200m of Barrier pipework
  • 75no Electric services via MSDB installation
  • 5no Electric services for commercial premises
  • 3-phase connection to the energy centre

  • HV joint bays to existing SP Energy Networks
